Be More Picky, You Deserve It!

You usually hear the opposite advice right? It kind of sounds like we’re shooting ourselves in the foot as agents too, but bear with us …

To be blunt, you honestly can be more picky in this market! We are seeing record highs in terms of property available on the market. As a buyer, this is great news for you. It’s also a chance to narrow down your desires with more likelyhood you will be able to achieve them. Your REALTOR should also be thankful too and we’ll tell you why later.
So you want a 1 bedroom condo in Downtown, Vancouver? Well now you can go a bit further than that. Break it down some more:

  1. Area

What area would you specifically like to live in? Yaletown? Maybe you prefer the charm of the West End? Maybe you want to be closer to Brentwood in Burnaby? Find out where floats your boat and include that on your search criteria. You don’t have to pick just 1 area, but you can narrow it down to 2 or 3 or a particular radius.

2.) Size (Square Footage)
Have you seen a few units and 500 Square Feet is too small? Maybe your furniture (in particular your bed) struggles to fit in a smaller space so you need to up the square footage in your condo?

3.) Age Of Building
Typically, but not always, a newer building can provide more peace of mind. Maybe the building is built using concrete as opposed to brick and stucco. Maybe the exterior of the building looks more pleasing than another 1970’s building you were interested in. Maybe you are cautious an older building is not built with the same level of construction as a building built in the year 2000 and onwards.

4.) Parking
Do you drive? Is parking an absolute necessity to you or are you OK without it as you use ZipCar or Car 2 Go?

5.) Amenities
This is a big one to some people, not necessarily to others. A common one is In-Suite laundry. Is that a must to you? Some people love and adore a hot tub to relax in after work. If you are renting the unit then amenities can play a big part in the amount of rent you can demand from a potential tenant.

There are a number of items you can get more specific on, including layout, outdoor space, contingency reserve funds etc. A lot of it depends on what preferences you individually as a buyer need to see. The reason we give this advice is so you can get more of the home you want as a buyer. It also has the added benefit of us, as REALTORS, being able to narrow down the search from search a wide range. So by you being picky, you’re actually helping us do our job better so thanks in advance!

Hopefully this has taken some weight off the shoulders now we’ve given you permissions to actually go for what you want! Seems crazy right?
